QUALITY SANITATION FOR FDA-REGULATED, SQF & BRCGS FACILITIES

Spotless provides certified sanitation cleaning services for FDA-regulated food and pharmaceutical facilities, including those operating under GFSI-benchmarked standards like SQF and BRCGS. Our teams are trained in GMP (Good Manufacturing Practices) and HACCP protocols and work with food producers, manufacturers, and service providers to keep production environments clean, compliant, and audit-ready.

Under FSMA’s Preventive Controls rule (21 CFR Part 117), food facilities must document their sanitation controls — not just perform them. Our sanitation customers include food processing plants, nutritional supplement manufacturers, and pharmaceutical facilities, and we support your program with master sanitation schedule execution, photo-verified inspection reports, and cleaning records your auditor or FDA investigator can review. SPOTLESS CASE STUDIES

1

A client of ours moved to a new location and went through management changes. When we initiated our partnership, we were working with machines that no longer had the manuals. Having the manuals is critical to prevent accidents and costly expenses. These machines had special electrical components that no one was aware of. We worked with our partner to learn their machines and created detailed manuals for safe food processing equipment sanitation, kept on file for future reference. The Key element was working together!

2

Our contract sanitation services helped this client avoid production delays. We helped them better schedule certain of their tasks that were interfering with our sanitation process. They had team members who had access to areas of the facilities that did not correlate with their functions, and we helped them tighten up badging controls. Our goal was to limit access to the areas where sanitation was being performed, this increased safety and avoided production delays. While the client staff is not part of our control, the cleanliness level is, and this is why it is essential to have clear communication with our clients, to collaboratively complete the sanitation without interruptions or risks.

3

We assisted in training and implementing a Master Sanitation Schedule (MSS) for one of our clients. We helped them better train their personnel in disassembling and properly covering equipment to allow for more efficient cleaning and sanitizing of their equipment. We worked with the team for a few weeks, to confirm the staff understood the process. In this particular case, the cleaning window was short so we needed to maximize every minute to ensure proper sanitation without delays. We provided in-person training and created step-by-step guidelines and an inspection plan to effectively stay in compliance and ready for any audit.

4

A client running three shifts needed third-shift sanitation completed in a short window. They had limited cleaning equipment which extended the time to complete the sanitation process. We brought in additional power washers, and foaming equipment and swapped out for larger foaming sanitation equipment to eliminate time for refilling. We were able to reduce the cleaning window with the extra equipment to quickly foam and power wash everything along with a few other changes, but we can’t give away all of our secrets. Our monthly price included additional backup equipment ready to go when needed, avoiding any downtime, and making sure the core business operates on schedule and on time. We were very clear from the get-go that our price would be higher, and procurement would likely push back. The client understood the redundancies we created were not cheap, but the cost of delayed production was significantly higher.

5

Be as efficient as possible while saving time and money! Our client’s floors were in bad shape and their industrial floor cleaning program was falling short — the auto scrubber would only last 10-15 minutes at best before the batteries were dead. Regular batteries and auto scrubbers are not built for cold storage facility cleaning environments. Their previous provider never mentioned the auto scrubber would only run for 10-15 minutes even after they replaced the batteries. This was something we identified during our pre-onboarding process and were able to source a new machine and have it ready when we started on day 1. The machine was built with a special battery that could withstand cold temperatures, allowing the battery to remain in the right temperature range and overall prolonging the life of the batteries. The new machine could run 4 hours as intended and now we were able to keep their floors Spotless. This small change positively impacts the daily cleaning and sanitation of our client.

COMMON QUESTIONS ABOUT

CERTIFIED SANITATION CLEANING

If you can’t find an answer below contact us!

Spotless Cleaning Chicago provides certified sanitation cleaning services for food production plants, distribution centers, pharmaceutical facilities, and life sciences labs — headquartered in Chicago, serving Illinois, Indiana, and Wisconsin, with nationwide services available.  Our protocols align with FSMA, AHE, AORN, SQF, GMP, HACCP, and CDC facility cleaning guidance, and our documentation supports client audits under BRCGS and other GFSI-benchmarked standards. Below are the questions food safety, quality assurance, and facility teams ask us most often.

What is the difference between cleaning, sanitizing, and disinfecting?

Cleaning removes dirt and organic matter from surfaces. Sanitizing reduces bacteria to safe levels per public health standards. Disinfecting kills pathogens (bacteria, viruses, fungi) on surfaces using EPA-registered chemistry — and a real program does them in the right order, clean first, because disinfectants do not work on dirty surfaces. In offices and medical facilities, wipe-applied disinfectant can be left on the surface. In food production, that residue is itself a contaminant: we foam every surface for verifiable full coverage, then rinse to zero residue, following our 9-step sanitation process. Verification is measured, not assumed — ATP testing gives a numeric reading that must pass before production can start; a failed reading means the equipment is re-cleaned. That’s the difference between commercial disinfecting and true food-grade sanitation.

What facilities need professional sanitation services?

Sanitation services are critical for food production and processing plants operating under SQF / GMP / HACCP, distribution centers and cold storage warehouses, pharmaceutical and life sciences environments, and FDA-regulated facilities of every kind — as well as medical facilities and other regulated commercial spaces where compliance auditing matters. Standard office cleaning or janitorial cleaning covers basic sanitization, but regulated environments need documented, protocol-driven sanitation that holds up in an audit.

What chemistry do you use for disinfection?

We use EPA-registered chemistry matched to the facility type and pathogen risk profile. In food production environments, we run foam cleaning and sanitizing programs with food-contact-safe chemistry compliant with SQF, GMP, and HACCP — typically Ecolab or ChemSpec — or we integrate into your facility’s existing chemical program and follow your master sanitation schedule and SSOPs. Concentration is verified, not assumed: we titrate sanitizer solutions with test kits — at some facilities as often as three times per week — to confirm chemicals are delivering their indicated PPM (parts per million). A dilution-control fault can quietly cut concentration to half of spec, leaving equipment that looks clean but isn’t sanitized. For medical environments, we use AHE / AORN-aligned products, and every chemical is documented with SDS sheets per OSHA hazard communication standards.

DO YOU DO ELECTROSTATIC SPRAYING OR FOAMING?

Yes. Electrostatic spraying is part of our sanitation toolkit for large-area disinfection — it applies a charged disinfectant mist that wraps around surfaces, and it’s best suited to offices, schools, and similar commercial environments. In food production environments, we primarily use foam cleaning and sanitizing: foam clings to equipment and surfaces so you can visually verify complete coverage and confirm the chemistry gets its full contact time before rinsing. We pair both methods with manual contact disinfection on high-touch points for full protocol coverage.

How do you prevent cross-contamination?

Color-coded microfiber programs are the foundation. In office areas, Spotless follows our standard color system — typically red for restrooms, blue for general office, green for kitchen and breakroom, yellow for high-touch — so a towel that touched a restroom never touches a breakroom counter. In food production areas under HACCP, colors mean something different — typically black for drains, red for high-risk zones — so we coordinate with and follow your facility’s existing color-coding program rather than imposing our own. Combined with HEPA-filtered vacuums, dedicated equipment per zone, and documented procedures, this is the difference between actual sanitation and the appearance of cleaning.

Are your sanitation crews trained for medical and food environments?

Yes. Crews servicing regulated environments complete validated training — classroom, simulated, and 10 days of on-site training over 45–60 days, with documented sign-offs from both employee and trainer. Validated training is required for highly regulated environments like life sciences, clean rooms, and FDA-regulated labs. Spotless holds ISSA CIMS-Certified with Honors plus AHE, AORN, SQF, GMP, and HACCP sanitation certifications, and our sanitation programs support client audits under BRCGS and other GFSI-benchmarked standards.

Can you support audit preparation for SQF, GMP, or HACCP?

Yes. We deliver documented cleaning records, photo-verified inspection reports, SDS documentation, and protocol records that support audit preparation in regulated food and pharmaceutical environments. Our 125-point onboarding builds site-specific zone maps tied to your inspection schedule, so audit-ready documentation is part of the standard service.

How does sanitation pricing work?

Sanitation pricing depends on facility type, square footage, frequency, chemistry required, compliance environment, and whether it is bundled with recurring janitorial. In food manufacturing, square footage alone doesn’t set the price: every piece of equipment must be disassembled, locked out/tagged out, and have its electrical components covered before wet cleaning — then run through our 9-step sanitation process. We account for each piece of equipment, price it against the cleaning frequencies on your master sanitation schedule (MSS) and the procedures in your SSOPs, and workload each area to give you precise pricing.
